Public record
The Georgia foreclosure record, on a delay
Every foreclosure notice, cancellation, postponement and sale outcome we record in Georgia is published here, in full, a fixed number of days after we record it. The delay is our data subscription: subscribers see the live record the hour it changes, plus the owner of record and mailing address. Everyone else sees the same record once the delay has passed. Other products, such as Title Reports, purchasing help and financing, are available à la carte.
The public record delay
Every public page and every API payload states its own record date (as_of) and delay (public_delay_days); the number on the page is always the true one. A listing recorded less than the delay ago is not yet in the public record and answers 404. A listing that changes is republished on the same delay, so a cancellation recorded today reaches its public page in public_delay_days days.
What is public, what is not
Public: status and what happened (record_state: scheduled, awaiting outcome, cancelled, completed, no outcome reported), sale dates and their history, opening and final bids, the sale result, the full legal notice as published, legal description, parcel id, deed book references, mortgage amount, date and lender, the foreclosing attorney, the sale venue, the third-party auction listing, last sale and assessed value, property facts, photos, and when each fact was recorded.
Not public, at any delay: the structured owner of record, the owner's mailing address, and the county tax card link. These come with a subscription. What is public and what is subscriber-only can change; this page and the payloads describe the record as it stands.
