Where Macon inventory concentrates
Most monthly volume comes from south and east Macon, in neighborhoods where entry prices run at the very bottom of the Georgia range. Older single-family homes, many built mid-century, with condition and vacancy varying dramatically street by street.
Ingleside, Shirley Hills, and North Macon are a different market entirely, with higher prices, better-maintained stock, and far less auction activity. Vineville and the Intown Historic District bring older homes with genuine architectural value and correspondingly higher renovation costs.
Block-level variance is the Bibb risk
A price that looks like an obvious deal in Macon usually is not an accident. Vacancy rates, condition, and rent collection differ enormously between blocks that sit a few streets apart, and county-level or even zip-level comps will mislead you badly here.
