STATE OF GEORGIA COUNTY OF GILMER NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in a Deed to Secure Debt dated the 9th day of May,2023, from ROBERT MOHON to, JOHNNY J. JONES REALTY, INC. recorded in Deed Book 2599, Page 303-307, said Deed to Secure Debt having been given to secure a promissory note of even date, in the original principal sum of $23,500.00, interest from date as stated therein; the holder thereof will offer the property described below for sale at public outcry to the highest bidder for cash before the courthouse door at GILMER COUNTY, GEORGIA within the legal hours of sale on the first Tuesday in September 2025, The property is described as follows: All and only that parcel of land designated as Tax Parcel 3007B 033, lying and being in Land Lot 173 of the 25th Land District, 2nd Section, Gilmer County, Georgia, being a portion of Lot 98, all of Lot 99, and the Northern one-half of Lot 100, Worley (aka Wurley) Creek Acres Subdivision, shown in Plat Book 2, Page 130, described in Deed Book 1626, Page 495, the description contained therein being incorporated herein by this reference, known as 104 Ridgeway Church Road. This property was bought at a Tax Sale on June 1,2021. The Tax Deed is recorded in Deed Book 2402, Page 309, Gilmer County, Georgia Records. The Affidavit of Foreclosure of Right to Redeem is recorded in Deed Book 2534, Pages 219-223, Gilmer County, Georgia Records. The debt secured by said Deed to secure Debt has been and is hereby declared due because of, among other possible events of default, non payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. To the best information, knowledge and belief of the undersigned, the property is presently in the possession of ROBERT MOHON. The property will be sold as the property of said ROBERT MOHON and will be sold subject to all restrictions, liens, encumbrances, easements and other matter of record, if any, to which the Deed to Secure Debt is junior and inferior in terms of priority, and subject to any and all unpaid taxes of assessments relating to the property.
