STATE OF GEORGIA COUNTY OF IRWIN NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in that certain Security Deed from CHRISTOPHER NORMAN BROWN AND DONNA DEE BROWN, to FIVE STAR CREDIT UNION f/k/a WILCOX COUNTY STATE BANK d/b/a IRWIN COUNTY STATE BANK, dated August 9, 2021, recorded in Deed Book 403, Pages 261-271, Irwin County, Georgia, Office of Superior Court Records, said Security Deed having been given to secure a Note dated November 29, 2023 in the original principal sum of Twenty-Six Thousand Four Hundred Forty One and 51/100 dollars ($26,441.51), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Irwin County, Georgia, between 10:00 a.m. and 4:00 p.m., on August 5, 2025, the property located at 706 West Third Street, Ocilla, GA 31774, more fully described in Exhibit “A” attached hereto and incorporated herein by reference. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of the installment payment due on said loan.
