Worth knowing before you go: this is a large modern government campus, not a courthouse on a town square. The county lists public parking in the main lot on Langley Drive, the deck behind the building at Constitution Boulevard and Nash Street, and an overflow lot on Nash Street. Foreclosure Investing in Gwinnett County
Gwinnett is the second most populous county in Georgia, behind Fulton, and the foreclosure inventory reflects that scale. Newer housing stock than the in-town counties, more subdivisions, and more square footage per dollar than anything inside the Perimeter.
Where Gwinnett inventory concentrates
The volume concentrates around Lawrenceville, Snellville, Lilburn, and Loganville: subdivision homes built from the 1990s through the 2000s, three to five bedrooms, built for families. These work as rentals and as retail resales, which keeps a wide buyer pool at the sale and keeps bidding honest.
The Norcross, Duluth, and Peachtree Corners side sits closer to the Perimeter and prices accordingly. Buford, Suwanee, and Dacula on the north end bring newer construction still, often on larger lots, with a buyer pool that skews toward hold strategies rather than quick flips.
HOA liens are a Gwinnett diligence item
One check comes up more in Gwinnett than in most Georgia counties: a large share of the inventory sits in HOA communities. Unpaid dues and assessments can attach to a property, and whether they survive the sale depends on the specifics of the lien and its recording date. Screen for HOA liens before you set a max bid, not after you win one.
Screening for those liens is research you do in the weeks before the sale, not on the morning of it. Gwinnett's volume also means more than one firm is typically calling sales at the same time, so arrive early and get oriented rather than sorting logistics in the parking deck. Run through the auction day checklist before the first Tuesday so the only open question left is your number.
