Because of a default under the 
terms of the Security Deed ex ecuted by Clifford L Giddens to 
Mortgage Electronic Registration 
Systems, Inc., as beneficiary, as 
nominee for Bank of America, 
N.A., its successors and assigns 
dated September 2, 2011, and re corded in Deed Book 4860, Page 
38, as last modified in Deed Book 
7132, Page 939, Lowndes Coun ty Records, said Security Deed 
having been last sold, assigned, 
transferred and conveyed to Na tionstar Mortgage, LLC D/B/A 
Mr. Cooper, securing a Note in 
the original principal amount of 
$107,211.00, the holder thereof 
pursuant to said Deed and Note 
thereby secured has declared the
entire amount of said indebted ness due and payable and, pur -
suant to the power of sale con tained in said Deed, will on the 
first Tuesday, November 3, 2026, 
during the legal hours of sale, be fore the Courthouse door in said 
County, sell at public outcry to 
the highest bidder for cash, the 
property described in said Deed, 
to-wit:
All that parcel of land in Lown des County, State of Georgia, 
as more fully described in Deed 
Book 2914, Page 290, ID # 
0110B-003, being known and 
designated as:
All that tract or parcel of land ly ing and being in Lowndes Coun -
ty, Georgia, and being all of Lot 
Number 5, Block G of Oak Street 
Subdivision, Section 4, according
to a plat of said subdivision, re corded in the Office of the Clerk 
of Superior Court of said County, 
of Plat Book B, Page 31, which 
plat is reference incorporate 
herein for all purposes of de scription, said lot having located 
thereon a dwelling house pres ently known as 5011 Peachtree 
Street, Valdosta, Georgia, 31605.
Said property is known as 5011 
Peachtree Street, Valdosta, GA 
31605 , together with all fixtures 
and personal property attached 
to and constituting a part of said 
property, if any.
Said property will be sold subject 
to any outstanding ad valorem 
taxes (including taxes which are a 
lien, whether or not now due and 
payable), the right of redemption 
of any taxing authority, any mat ters which might be disclosed by 
an accurate survey and inspec tion of the property, any assess -
ments, liens, encumbrances, 
zoning ordinances, restrictions, 
covenants, and matters of record 
superior to the Security Deed first 
set out above.
The proceeds of said sale will be 
applied to the payment of said 
indebtedness and all expenses 
of said sale as provided in said 
Deed, and the balance, if any, will 
be distributed as provided by law.
The sale will be conducted sub ject (1) to confirmation that the 
sale is not prohibited under the 
U.S. Bankruptcy Code and (2) 
to final confirmation and audit of 
the status of the loan with the se cured creditor.
The property is or may be in the 
possession of Clifford L Giddens, 
successor in interest or tenant(s).
