CLASS:10900 NOTICE OF SALE UNDER POWER STATE OF GEORGIA SPALDING COUNTY By virtue of the power of sale contained in that certain Deed to Secure Debt from Mohan G LLC to Knight Petroleum Company, dated October 7, 2020, recorded in Deed Book 4636, Page 128, Spalding County Superior Court records, said Deed to Secure Debt being given to secure a Multipurpose Note from Mohan G LLC to Knight Petroleum Company, the undersigned will sell at public outcry to the highest bidder for cash before the courthouse door of Spalding County, Georgia, within the legal hours of sale, on the first Tuesday in January, 2026, being January 6, 2026, the following described property: LEGAL DESCRIPTION All that certain tract or parcel of land situate, lying, and being in the City of Griffin, Land Lots 112 and 113 of the 2nd Land District of Spalding County, Georgia, and being more particularly described as follows: Beginning a point on the western property line of US Highways 19 and 41, said point is North 7 degrees 27 minutes West 210.5 feet from the north margin of Water Works Street, and running along the western property line of US 19 and 41 north 7 degrees 27 minutes West 200 feet to an iron stake; thence running South 89 degrees 45 minutes West 125 feet to an iron stake; thence running South 7 degrees 27 minutes East 200 feet to an iron stake; thence running North 89 degrees 45 minutes East 125 feet to a concrete monument on the western property line of 19 and 41, the point of beginning, as shown by Plat dated July 18, 1963. Said property being bound, now or formerly, as follows: on the North and West by lands of Violet Sasser, on the East by the Right-of-Way of US Highways 19 and 41, and on the South by lands of Millican Properties LLC. Said plat, together with the meets, bounds, courses, and distances as shown thereon, is incorporated herein by reference and made a part of this description as if fully set out herein. This being the same tract or parcel of land, identified as Tract One, and conveyed by Ward Oil Company, Inc. to Knight Petroleum Company in a Warranty Deed dated October 1, 1992 and recorded in Deed Book 1137, Page 334, in the Office of the Clerk of Superior Court of Spalding County, Georgia. This also being the same tract or parcel of land, identified as Tract Three, and as conveyed by BC Ward to Knight Petroleum Company in a Quitclaim Deed dated November 10, 1992 and recorded in Deed Book 1137, Page 339 in the Office of the Clerk of Superior Court of Spalding County, Georgia. Said property is believed to be in the possession of Shubhsneh Dhanlakshmi Fortunes LLC, but possession is not warranted. The indebtedness secured by said Deed to Secure Debt is in default, and the sale will be made for the purpose of paying the indebtedness, together with all accrued interest, late charges, attorneys' fees as provided in the loan documents, and expenses of sale, including transfer taxes, if any, as provided in said Deed to Secure Debt, and the remainder, if any, will be paid to the person or persons entitled thereto.
