STATE OF GEORGIA COUNTY OF CAMDEN NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Timothy James Jr to Mortgage Elec- tronic Registration Systems, Inc., as beneficiary, as nomi- nee for Mortgage Research Center, LLC dba Veterans United Home Loans., its suc- cessors and assigns dated September 29, 2025, and recorded in Deed Book 2387, Page 641, Camden County Records, said Security Deed having been last sold, as- signed, transferred and con- veyed to Mortgage Research Center, LLC d/b/a Veterans United Home Loans, a Mis- souri Limited Liability Compa- ny, securing a Note in the original principal amount of $277,807.00, the holder there- of pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, October 6, 2026, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property de- scribed in said Deed, to-wit: All that lot, tract or parcel of land lying and being in the City of St. Marys, 29th G.M. Said property will be sold sub- ject to any outstanding ad valorem taxes (including tax- es which are a lien, whether or not now due and payable), the right of re- demption of any taxing au- thority, any matters which might be disclosed by an ac- curate survey and inspection of the property, any assess- ments, liens, encumbrances, zoning ordinances, restric- tions, covenants, and matters of record superior to the Se- curity Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all ex- penses of said sale as provid- ed in said Deed, and the bal- ance, if any, will be distribut- ed as provided by law.
