Chatham County holds its foreclosure auction at the Chatham County Courthouse in downtown Savannah, on the first Tuesday of every month. Chatham is the only high-volume Georgia foreclosure market outside metro Atlanta, and it behaves differently from anything in the metro: a coastal economy, a tourism-driven rental market, and a historic housing stock with renovation constraints that do not exist elsewhere in the state. Foreclosure Investing in Chatham County
Chatham is the largest foreclosure market in Georgia that has nothing to do with Atlanta. If your underwriting habits were built in the metro, several of them do not transfer.
Savannah, the west side, and the islands
Inventory clusters on Savannah's west and southwest sides, in the neighborhoods off Ogeechee Road and around the Cuyler-Brownville area. Older single-family homes, modest square footage, priced well below the county median, with steady rental demand behind them.
Pooler, Garden City, and Port Wentworth on the west end are a different market, built newer and driven by port and logistics employment. The islands, Wilmington, Whitemarsh, and Tybee, show up less often and price higher, with flood insurance and elevation requirements that change the math substantially.
Historic districts change what you can do with the property
A property inside one of Savannah's historic districts comes with review requirements on exterior work. Materials, windows, roofing, and paint can all be subject to approval, which adds time and cost to a renovation and can rule out the fast cosmetic flip entirely. This is the single most common way an out-of-town investor misprices a Chatham deal.
Check the district boundaries and the applicable review standards before you set a bid ceiling, not after. Run the auction day checklist before the first Tuesday so nothing is open on the morning.
