Where Clayton foreclosures concentrate
The inventory concentrates in Jonesboro, Riverdale, Forest Park, Morrow, and Lake City: single-family homes built from the 1960s through the 1990s, modest square footage, priced well under the metro median. Entry costs are low enough that the buyer pool runs deep, and it includes both first-time investors and operators buying at volume.
Lovejoy, Rex, and the southern end of the county bring some newer subdivision product built in the 2000s. Larger homes, higher opening bids, and a different buyer than the older in-county inventory.
Why Clayton underwrites as rental
Rental demand is the engine in Clayton County. Hartsfield-Jackson and the logistics corridor along I-75 and I-285 anchor a large workforce that rents, and that supports buy-and-hold math better than the sale prices alone would suggest. Flip exits are tighter than in the northern counties, so a good share of Clayton deal flow gets underwritten as rental from the start.
That changes what you are solving for before you bid. Rent comps and vacancy matter more here than resale comps, and a property that looks thin on a flip spread can still clear as a hold.
