Foreclosure Investing in Cobb County
Cobb splits along a diagonal, and that split matters more to your underwriting than the county line does.
South Cobb, Smyrna, and East Cobb
South Cobb, covering Mableton, Austell, Powder Springs, and the western edge of Smyrna, carries most of the monthly inventory. Ranches and split-levels built between the 1960s and the 1980s, priced at the lower end of the county, with rental demand that has held up well. This is where most Cobb investors spend their time and where the deal math works for more than one exit.
Smyrna and Vinings are their own market. Close enough to the Perimeter and the Chattahoochee to price like in-town Atlanta, with a steady stream of teardown and redevelopment activity. Opening bids run higher and the competition tends to be more experienced.
East Cobb, Kennesaw, and Acworth show up less often. When they do, the numbers are bigger in both directions: higher opening bids, higher ARVs, longer holds, and a different risk profile than the south Cobb inventory. Worth filtering by city before you assume the whole county reads the same.
Finding the sale on the Marietta plaza
The Superior Court plaza sits at Haynes Street and Washington Avenue in downtown Marietta, a short walk from Marietta Square. Sales are called outdoors on the plaza rather than inside the building, so plan for weather the same way you would plan for parking.
