DeKalb is consistently one of the highest-volume foreclosure counties in Georgia, and it effectively runs as two markets: the south DeKalb corridor through Lithonia, Redan, and Stone Mountain, and the northern neighborhoods running up through Brookhaven, Chamblee, and Tucker. Foreclosure Investing in DeKalb County
DeKalb is two markets that happen to share a courthouse, and treating it as one is the fastest way to misprice a bid.
South DeKalb carries the volume
The south DeKalb corridor, covering Lithonia, Redan, and Stone Mountain, carries a large share of the monthly inventory. Mostly single-family homes built between the 1970s and the 1990s, priced at the lower end of the metro, with steady rental demand behind them. This is where both fix-and-flip buyers and landlords building portfolios spend their time, and competition on the better addresses is consistent.
The northern side, running through Brookhaven, Chamblee, Doraville, and Tucker, shows up less often but is worth watching. Higher opening bids, higher ARVs, and a steadier supply of condos and townhomes than most of the metro.
The Decatur city limits problem
Decatur and the neighborhoods just outside it are a different exercise. Older housing stock, tighter margins, and more owner-occupant competition than you see further south.
One thing worth confirming before you underwrite: a Decatur mailing address does not mean the property sits inside the City of Decatur limits or its school district. That distinction moves ARV meaningfully, and it is easy to miss when you are working from a listing address alone. Check the parcel, not the envelope.
