South Augusta carries the volume
Most of the monthly inventory sits in south Augusta, in the neighborhoods off Deans Bridge Road, Peach Orchard Road, and Windsor Spring Road. Ranches and split-levels built between the 1960s and the 1980s, priced at levels that do not exist in metro Atlanta. Entry costs are low enough that a single investor can build a portfolio quickly.
The Hill, Summerville, and the areas near Augusta University run considerably higher and turn over less often. Downtown and Olde Town bring occasional historic properties with renovation constraints attached.
Two economies underwrite this market
Richmond County rental demand rests on two anchors that behave nothing alike. Fort Eisenhower and the Army Cyber Command presence drive steady demand for solid mid-tier rentals, with tenants who move on a rotation schedule. The medical district around Augusta University adds a second, more stable pool.
