Foreclosure Investing in Rockdale County
Rockdale is compact enough that you can learn the whole county in a weekend, which is not something you can say about most of metro Atlanta.
Conyers is effectively the whole market
Almost all Rockdale inventory carries a Conyers address, because Conyers is the county's only real city. Ranch and split-level homes built between the 1970s and the 1990s make up the bulk of it, with a layer of 2000s subdivision product on the southern and eastern edges.
The practical consequence is that comps here are more reliable than in a larger county. A sale two streets over usually is a real comp rather than a different submarket wearing the same zip code. That cuts both ways: it also means fewer mispriced opportunities, because everyone bidding can see the same picture.
Rockdale sits between two very different neighbours
Rockdale is bordered by DeKalb on one side and Newton on the other, and it prices between them. Buyers priced out of DeKalb look here first, which supports resale better than it does in Newton. Investors working Newton often bid here too, which keeps competition tighter than the county's size suggests.
