Covington, Porterdale, and the western side
The western side of the county closest to Rockdale and I-20 carries most of the volume and most of the demand. Subdivision homes built in the 1990s and 2000s, priced below anything comparable further in, bought by commuters and by investors renting to commuters.
Covington itself has a walkable historic downtown and a stock of older homes around it. Porterdale and Oxford are smaller, cheaper, and thinner on buyers. East of Covington the county turns rural quickly.

Newton resale depends on a buyer willing to commit to the commute, and that pool is smaller and more rate-sensitive than in counties closer to Atlanta. Rental demand is steadier, because a tenant makes a shorter commitment than a buyer does.
